Double-Storey Side Extension
Double extension to domestic property at 30 Ox Street, Gornal, a stone-built property, constructed in 1842. The block of 4 terraced houses was constructed in 1842 and locally referred to as the ‘salt seller’s cottages’. In 1995 all 4 properties were brought up to modern regulations, including DPC, cavity insulation, re-roofing, and rewiring.
“Having purchased the end property of the block in 2005 I used Richard who built a double extension to the side of my property. The works were carried out during the summer months. Having known Richard for a few years and based on a good recommendation, I decided to use Richard and his team to carry out the works.
The extension to the property was to be constructed in traditional brickwork, comprising inner-skin blockwork and outer-skin brickwork, 300mm thick with fully ties and insulated cavity. The size of the double-storey extension was approximately 3.90 m wide x 8.80 m long.
The bricks used were a ‘Carondale Bracken Smooth’, as requested by building control to tie in with the rendered face of the existing house and to offer a sympathetic match to the block of houses.
Richard and his team carried out the setting out, and first lift of brickwork over 2 days, which allowed me to install the first-floor joists. On the second visit, Richard and his team built from the first floor up to roof eaves, which again allowed me to install the ceiling joists.
A third visit allowed the final cut-in of the gable to complete the brickwork. All works were complete working around myself, for around 6 weeks.
Richard and his team (4 lads) carried out the works very efficiently, and all of the team were extremely polite and hard working. During the works, the area was kept clean and tidy throughout.
The Building Inspector also passed comment on the brickwork being very neat.
I would highly recommend Richard to carry out extension works and found his price to me to be very competitive and good value for money.”
